Conveyancing Sale of Property
Our goal is to ensure your property sale proceeds smoothly, from drafting the contract to finalising the settlement. We strive to minimise stress and handle enquiries from prospective purchasers promptly and fairly, keeping you and your agent informed.
Contracts and documents are sent via DocuSign where required for your convenience, though in-person meetings at our Hunters Hill office, after-hours appointments, and virtual meetings via Zoom or telephone are also available. We coordinate with your discharging mortgagee to avoid delays.
A step-by-step guide to the process of selling a property in NSW.
- Sign our Costs Agreement
- Complete and return the Vendor Warranty questionnaire
- Prepare and send your Marketing contract to your agent
- An invoice for Contract preparation (approx $150 plus GST and disbursements) will be issued. The balance is payable per our Costs Agreement.
- Collaborate with you, your agent and perspective purchasers’ representatives on pre-exchange questions and requests.
- Facilitate or assist in exchanging Contracts.
- Set up your PEXA workspace^
- Send and help you complete necessary authorities and identification forms.
- Liaise with your discharging mortgagee, to ensure readiness for settlement.
- Address the purchaser’s representative’s enquiries per your instructions.
- Verify and send settlement calculations for your approval
- Post settlement we account to you, we ensure the agent accounts to you for any deposit they are holding in their trust account and authorise them to release the keys to the purchaser following settlement.

Conveyancing Purchase of Property
Finding and securing the right property within your budget can be challenging. We assist you in securing the property you desire with genuine support.
We carry out Contract reviews at a reasonable cost until you find the right property.
A step-by-step guide to the process of purchasing a property in NSW.
- Sign our Costs Agreement
- You find a property and make an offer.
- Contact us for a contract review BEFORE signing any Contract or paying money, especially for auction or commercial properties which have NO COOLING OFF PERIOD.
- Residential properties have a 5 business days cooling-off period. Your lender however, may require an extended cooling-off period in order to provide you with unconditional loan approval, which we can negotiate for you.
- When a quick and unconditional Contract exchange is required to secure a property, we can provide a 66W Certificate to waive the cooling-off period and guide you through the risks and benefits.
- Make Contract amendment requests and enquiries about the property.
- Ensure UNCONDITIONAL lender approval is obtained before signing an unconditional Contract or before the cooling off period expires*
- If necessary, we can facilitate or assist in exchanging Contracts.
- Set up your PEXA workspace ^
- Send and help complete necessary authorities and identification forms.
- Liaise with your lender to ensure readiness for settlement.
- Order and check required property enquiry searches.
- Liaise with the Vendor’s representative, raising requisitions and any other requests you may have.
- Prepare settlement calculations and send them to you, including the total required for settlement.
- Address any issues from your final inspection with the agent and vendor’s solicitor.
- Ensure the agent releases the keys post-settlement and account to you following settlement
* Pre-approval is not unconditional approval as lenders usually need to carry out a valuation report prior to unconditional approval being given. You can rescind the contract whilst it is under the cooling off period, however you will forfeit 0.25% of the purchase price. If there is no cooling-off period you cannot get out of the Contract and if you do not complete you will forfeit at least the 10% deposit and may also be sued for additional damages by the Vendor. It is therefore important to ensure that you can complete the Contract on the due date.
